Oakland: 3000 Broadway - Broadway Valdez Mixed-Use Building Moves Forward

Though I first wrote about a planned mixed-use building on the corner of 30th & Broadway just about half a year ago, not much information was available at the time as only preliminary plans had been filed with the city. However, with environmental clearance documents now available some additional information has emerged about this development.

As currently proposed, the new 6-story structure would include 127 residential units and just under 8,000 square feet of ground floor retail space. Also, plans still call for the preservation of the facades of the existing 1-story commercial buildings that front Broadway. The new building will provide 97 parking spaces for cars and 80 spaces for bicycles.

The developer behind the project is Lowe Enterprises which owns real estate properties across the country showing that Oakland continues to attract money from major investors. BDE Architecture is working on designs for the project.

Of note is that among the structures that are slated to be demolished are the two residences pictured below. Though I am very pro-development and support projects like this one, I was surprised that these structures are going to be demolished. It's worth repeating that the developer is preserving facades of different buildings (not pictured). Also, none of the structures on this property are eligible for designation as a historical resource and are considered to be of secondary importance by the Oakland Cultural Heritage Survey.

Are buildings like this merely a dime a dozen in the Bay Area and therefore not worthy of preservation (or romanticization)? Or should we try to preserve as many of these structures as possible even though this will limit supply in a tight housing market? It's a tough call.

ahhh that's such a bummer! My friend used to live in the green house on the right up until about a month ago. Those houses are very cute and this is actually a secret, quiet residential block off broadway. Can't they develop the lot on the broadway side without demo'ing these old houses?

I used to live in that green house until a month ago. Coolest house ever. :(
