Oakland: 1314 Franklin - 27-Story Tower Replacing 2-Story Parking Garage

While news of the possible sale of the huge parking garage that takes up an entire block in downtown Oakland were announced just a few months ago, developer Carmel Partners now appears to be moving forward as they've officially filed a pre-application with the city of Oakland.

Currently home to a large, unattractive 2-story parking structure, the site bounded by 13th, Franklin, 14th and Webster would be completely transformed with a primarily residential development. Plans call for 2 structures to rise on the site. One would be a 5-story structure with 200 housing units while the other would be a 27-story high-rise building with 375 units. Though not mentioned in the application, it's likely that the development will also include ground floor retail space.

Carmel, which is based in San Francisco, is also developing the 4th & Madison project in Jack London Square. No renderings are currently available for the development.
