As the Oakland rental market continues to be red hot, more proposals are sprouting up all over central Oakland. The latest project to file preliminary paperwork with the city is just a few blocks from City Hall near the corner of Webster and 15th.

Current plans call for a 25-story tower with 176 units and 2,000 square feet of ground floor retail space. The site is currently home to a small 2-story commercial building with a one-story commercial structure on one side and a surface lot on the other side. It is not clear what the exact footprint of the building will be though the unit/height ratio definitely suggests a smaller footprint than some of the other towers proposed in Oakland.

The developer behind this project is Nautilus Group, one of the most active developers in Oakland at the moment. Other larger projects that the company is pursuing are mixed-use buildings at 5110 Telegraph and 4700 Telegraph
