Oakland: 226 13th Street- 7-Story Mixed-User Renderings Revealed

After posting those renderings of the proposed tower at 14th & Alice, a reader was kind enough to send me renderings of another proposed development on that same corner.

In case you missed our previous post, this development will add 256 housing units and approximately 13,000 square feet of retail to this area. Wood Partners is the developer of the project while PYATOK is designing the 7-story structure. This project would rise on what is currently a parking lot that takes up an entire block bounded by 14th, Jackson, 13th and Alice.

This looks like a very nicely designed building that will contrast nicely with some of the older buildings that surround it, including the grand Hotel Oakland. What's just a little disappointing is that all of the retail will be long 14th Street which leaves 13th Street with the leasing office, bike storage and other non-active uses. Perhaps this is not surprising since this is hardly an established retail area. The developer probably doesn't want to be stuck with a bunch of retail that nobody wants to lease for years and years. Either way, this building will fill in a huge cap in the Civic Center area of Oakland and will bring some much needed housing to a transit rich area.
