Oakland: 4901 Broadway - Demo Complete, Excavation Underway

Over 100 new market rate apartments are coming to the Rockridge and Temescal border as Oakland's 4901 Broadway development is now officially underway. Construction crews have demolished both the vacant commercial buildings on the western edge of the property as well as the large billboards that fronted 51st and Broadway. It appears that excavation is now underway on part of the property which will bring 126 apartments, 4 townhomes and ground floor commercial space to this busy corner. SRM Development, which is also behind the Merrill Gardens assisted living development across the street, hopes to finish construction by December 2016.

Though rental rates in Oakland are some of the highest in the nation, the city has not nearly seen as much market rate housing construction (though plenty of proposals) as neighboring cities Berkeley or Emeryville. Hopefully, groundbreakings like this will give other developers (and lenders) the confidence to move forward with Oakland projects.
