Oakland: 2630 Broadway - 1960s Coffee Shop Site to Make Way for New Mixed User

 The Broadway Valdez area is really heating up with major housing developments popping up left and right. The latest proposal to join nearby projects at 2300 Valdez and 2315 Valdez is a plan to raze the former Biff's Coffee Shop and replace it with a 7-story mixed-use building.

Located on the SE corner of Broadway and 27th, the new development would include 255 dwelling units and 37,000 square feet of retail. Developing this lot would definitely go a long way toward connecting downtown Oakland to the Pill Hill area and areas further up Broadway. It would also provide an opportunity for a major retail anchor tenant to move into the area which could draw lots of new stores and restaurants to set up shop nearby.

The Hanover Company, a major national real estate developer, is behind this project with designs coming from TCA Architects. The fact that a huge, well-funded company like Hanover is involved with this project means that things should move quickly once the city approves the development.

The approval process is complicated somewhat by the fact that Biff's Coffee Shop is considered a potential historic resource because it is "a rare example of a circular Googie-style coffee shop in Northern California," according to Oakland's Landmarks Preservation Advisory Board. However, the building was altered quite a bit in the 1970s and has been in a state of disrepair for many years now. An economic analysis also showed that preserving the structure as is or building a new development around it is not economically feasible. Based on the staff reports, it is likely that the project was approved last month though I have not been able to locate the minutes from the meeting.
