Oakland: 1640 Broadway - Residential Tower Would Bring 250 Apartments to Downtown Oakland

It looks like more and more proposals from previous booms are being dusted off as demand for housing continues to soar in the Bay Area. The latest tower to be revived is located on a downtown Oakland surface lot at the corner of 17th and Broadway. This proposal has been around since at least the previous tech bubble but never broke ground due to economic downturns in 2001 and again in 2007.

The proposed tower would be 358 feet (33 stories) tall and include 254 dwelling units as well as approximately 4,000 square feet of ground floor retail space, according to the most recent figures filed with the city. It would become the 5th tallest building in Oakland and also the city's tallest residential building. Both titles would have previously been claimed by the proposed tower two blocks north at 1900 Broadway but at 341 feet it will come up just a little short.

The developer behind this project is Lennar Corporation which means that yet another major national real estate company is getting serious about downtown Oakland. Lennar is already active in the East Bay as the developer of a major mixed-use building on Shattuck near downtown Berkeley.

Architectural designs for the project come from well-known firm Solomon Cordwell Buenz which also designed the highly visible One Rincon Hill towers in San Francisco. Since this proposal is still going through the approval process these designs are likely to be tweaked. With some serious money behind this project, this tower is far from a pipe dream and we will hopefully see a groundbreaking for this skyline altering tower soon!

When I tried to drop off the paperwork to secure my apartment but couldn't, even though the office said there wasn't anything they could do about it, these people knew that I liked the Luxury Real Estate in dove mountain and they were willing to go out of their way so the paperwork could be in on time.
