Oakland: 3801 MLK & 3820 MLK aka Consos - Renderings for MacArthur BART Mixed-Users Emerge

It was one of our first posts last December that identified a proposal for a new mixed-use development on two separate parcels near the MacArthur BART station. The first parcel at 3801 MLK will be home to a 4-story mixed-use building with ground floor retail and 32 apartments on levels 2-4. The other parcel, 3820 MLK, will be a 4-story residential building and will bring 18 new housing units to the area. Kahn Design Associates is designing the two buildings which are alternatively known as "Consos."

Though a fairly small development, the first building will have a significant impact on the corner of MacArthur Boulevard and Martin Luther King Jr. Way. Currently home to a completely abandoned structure that has been vandalized quite a bit, this attractively designed building with an activated ground floor will do wonders to make this area feel more walkable and urban.

It's also good to see that we are finally building higher density housing within walking distance to the MacArthur BART station. It is always surprising to me that just now we are seeing significant interest in transit-oriented developments around BART stations. I believe many of our region's problems could be solved if we focused on using our existing transit infrastructure better by allowing denser developments to rise around it. Let's hope that this is only the beginning and that many more similar projects will soon follow.
