Oakland: 1100 Clay Street - City Center Lot T5/6 Could See Arquitectonica-Designed Housing

The large City Center redevelopment project in downtown Oakland has certainly seen its ups and downs as the local economy has gone through its predictable boom and bust cycles. Things seem to be looking up once again as block T5/6, which is located on the corner of Clay and 11th, is showing signs of life once again. Currently home to a parking ramp, the site was approved for 580,000 square feet of office space with a maximum height of 390 feet (or 26 stories) under the initial plan back in 2000. Now that downtown Oakland has gained a reputation as an exciting urban residential hub, Strada Investment Group is hoping to change entitlements for the site. As currently proposed, the project would be developed in two phases.

The first phase would include a 14-story residential building with 262 apartments as well as ground floor retail space. Designed by Miami-based Arquitectonica, the proposed development would rise along Clay Street, stretching all the way from 11th to 12th Street. Renderings show a design that is similar to some of the firm's San Francisco projects including Trinity Place and a Mission Bay residential development. A public plaza along 12th Street would also be constructed as part of the first phase.

Plans for the second phase have not been finalized. Strada is proposing three different options. The first option would be a 13-story, 300 room hotel. The second option would be another residential building that would rise up to 13 stories and contain another 262 housing units. Finally, the last option would be to construct a 10-story office building that would add about 200,000 square feet of office space to the area. Depending on how the market develops, Strada will move forward with the option that makes the most sense.

Though an exact timeline has not been announced for this development, it's good to know that the final pieces of the City Center development are coming together. Other than this proposal, block T12 at Jefferson and 11th Streets is the last remaining undeveloped property in the City Center redevelopment project. That lot, too, may soon be vacant no more as a long-planned 26-story office tower called 601 City Center is being actively marketed to potential tenants. This means that a completely built out City Center is entirely possible in this real estate cycle. Exciting times!
