Berkeley: 3031 Adeleine - New Transit Oriented Mixed-Use Building Planned for Flacos Site

Get your vegetarian tacos while you still can because popular Berkeley taco spot Flacos might soon be looking for a new home. The restaurant currently occupies a small one-story building on a large parking lot at the corner of Emerson & Adeleine just across from the Ashby BART station. Though I am a fan of vegetarian tacos myself, I am also excited that we're seeing some development in this part of town. Though still in the early planning stages, the current owner of the lot is seeking approvals for a 5-story structure with 42 housing units as well as 5,300 square feet of commercial space (perhaps for Flacos II). The project is designed by local firm Dinar & Associates and the owner of the adjacent historic structures, Maxaco, is developing this project. Current designs call for a contemporary mixed-use structure with wooden balcony railings. These are, of course, preliminary renderings and as the project makes its way through the approval process, we can expect some minor (and sometimes major) tweaks to the design.
Whether it's huge projects or small ones, it's always great to see more transit-oriented development around BART stations. Hopefully, one day soon we can get BART to consider redeveloping its giant parking lot across the street from this development.
