Plans for another major downtown Oakland mixed-use building have emerged. This time we're looking at a 6 story mixed-use building on the corner of 23rd and Valdez right near Lake Merritt and Whole Foods. This is a sizable project, designed by Oakland-based PYATOK, that would eat up a significant dead zone (i.e. surface parking lot) in an area that has always felt very disconnected from nearby attractions. Besides 196 apartments, the project also includes a generous 31,000 square feet of retail space which should help to activate sidewalks in this area.
Site today. The large parking structure on the right would remain while the windowless building in the center would be demolished.

The project is still going through the city's approval process and there may be some revisions to the design. Though we won't see a groundbreaking for this project for a while, planning documents show that Wood Partners, a major national real estate developer, is involved with the project. This could not only accelerate the timeline of this project but also shows that Oakland is becoming an increasingly attractive place for major developers from across the nation.
